  • What should homeowners consider before choosing cash buyers in Orlando, Florida?

I am currently researching different ways to sell a house in Orlando, Florida, and I am particularly interested in hearing from people who have dealt with cash buyers. My property needs some work, and I am unsure whether I should spend money on repairs before putting it on the market or simply look for someone willing to purchase it in its current condition.

I have come across We Buy Houses As Is while researching different options. Has anyone here actually gone through the process with a company like this? I would like to understand what happens after making the initial inquiry. Does the buyer normally schedule a property visit, ask for photographs, or provide an estimate based on information submitted online?

One thing I am trying to understand is how buyers arrive at their numbers. If I decide to sell house as is, should I get an independent estimate of the property value first? I would like to know whether buyers normally account for repairs, holding costs, closing expenses, and their expected investment when making an offer.

I am also curious about what happens after accepting an offer. Is there normally an inspection period, and can the buyer renegotiate afterward? Are there particular clauses in the agreement that sellers should examine carefully before signing?

For people who have sold homes for cash in Orlando, how did you verify the buyer was legitimate? Did you ask for proof of funds or check previous transactions? I would also like to know whether closing through a title company or attorney is normally recommended.

If you have gone through this process, what is one thing you wish you had known before agreeing to the sale? Any practical advice would be useful.
